1.1 Carry-out Watsons property strategy an d site investment policy; 贯彻执行屈臣氏网点开发策略及网点投资政策;1.2 Follow through NWP （network planning） of target building to new site; 新点开发中，以网络规划为导向，进驻网络规划的目标物业;1.3 Influence, market Watsons brand, value, proposition, requirement 影响、推广屈臣氏的品牌、价值、主张、要求；1.4 Negotiate location, commercial terms an d Watsons contract with landlord; 与业主进行租赁位置、商业条款以及合同谈判；1.5 Accomplish the property opening target of district / cities; 完成目标区域/城市的开店目标 Manage New store pipeline 新店进程管理2.1 Prepare, present an d communicate the new site proposal to line manager; 准备新店开发方案，并向上级介绍开店方案、沟通相关问题;2.2 Communicate the site proposal an d contract issues with relevant department; 与相关部门沟通新点方案以及合同问题； 2.3 Co-ordinate Capex, construction, licenses, legal an d finance to landlord; 与业主协调工程预算、施工、证照、法律及财务问题;II.Skills Required技能要求- Integrity; 诚信- Professionalism in site evaluation, analytical skills on trade zone, building performance, competition an d traffic generation; 具备专业的网点评估能力，掌握对商圈及物业表现、竞争力、聚客点的分析技巧；- Familiarity to leasing industry Ｏr quick learner; 熟悉租赁行业，或快速学习能力强；- Be initiative to work in cross functional/process condition; 能够在跨职能/流程条件下，主动工作；- Efficient time management, well monitor on project milestone; 高效的时间管理者，善于把握项目进程；- Adaptability in negotiation with landlord to achieve best interest of Company; 能够与业主进行多样性谈判，实现公司利益最大化III.Background of Candidate候选人背景- The preferred background of candidate is site-finder in chain retail companies; 有在连锁零售企业网点开发专员工作经验者优先考虑;- The experience of commercial leasing is welcome; 欢迎有商业租赁相关经验者前来应聘；- The experience of FMCG sales Ｏr active territory sales is also welcome;欢迎有快速消费品销售或区域性主动销售经验者前来应聘;-Retail operator with high level communication/persuasion skills; 拥有高层次的沟通/说服技巧的零售运营背景
